Terms and Conditions


Pencwm farmhouse offers self catering holiday accommodation for up to twelve people for 2 – 7 days in spring, autumn and winter months, and weekly and fortnightly the rest of the year. The nearest village is five miles. There is no public transport to Pencwm so a car is essential for getting about. A taxi service runs from all the surrounding towns to outlying villages. Mobile phone reception is variable with Orange, Vodafone and O2 providing the strongest signals. Wifi internet access is available from certain points in the house. An online delivery service is available from Tescos and Asda. Doctors, dentist and railway station are 10 miles away and the nearest hospital with A and E 20 miles.


The house is approached by a stone drive and ample car parking is available close to the front and back doors. The surrounding area is level, with smooth surfaces immediately around the house and gravel on the yard. There are outside lights with sensors.


The accommodation is on two floors, all wool carpeted apart from the kitchen and downstairs cloakroom which are tiled, and the conservatory which has slate flagstones. On the ground floor are the kitchen, lounge, conservatory, twin bedroom, hall and cloakroom with large wash basin, wc and washing machine. On the first floor is gallery landing with two double bedrooms, one bedroom with triple sleeper bed (double bed under with single bed over), one bunk bedded and one single bedroom. One of the double bedrooms has room for a cot. All bedrooms have bedside tables and lamps. Upstairs there is one larger bathroom with bath with shower over and grip rail, washbasin and wc, and a smaller shower room with electric shower, washbasin and wc.


The lounge has comfortable sofa seating for twelve with large bean bag for children, side tables, books, games and videos. The kitchen has a bookcase with books and tourist information leaflets. All TVs have freeview, remote controls and teletext. The kitchen as well as the AGA for cooking also has electric cordless kettle, toaster, microwave / multi oven and double hot plate. There is a walk in larder providing plenty of storage space. The dining area in the kitchen seats twelve people. The kitchen has a bookcase with books and tourist information leaflets and there is a dartboard. Two high chairs are available and one cot. The south facing conservatory has large sofa, two armchairs and small round table with two chairs, plus well established grapevine.


Outside there is a large, securely fenced garden surrounding the house. The fence is child and dog proof. There is wooden garden furniture, swings and a slide for younger children, plus a badminton net and equipment, and a large paddling pool which can be used when weather permits. There are tree swings in the meadow for adults and older children. The fields are all fairly level. The gate into the fields is just over the shallow stream which can be hopped across in the yard. The woodland garden is terraced with wide, level paths and fairly steep banks between levels, and a large pond. This garden is also securely fenced and gated.


Within the woodland garden is housed our Arctic Cabin with seating for up to 16 and an internal woodburner / BBQ for alternative rustic dining / relaxing and socials.


No smoking inside Pencwm Farmhouse. There are fire alarms fitted throughout together with a fire extinguisher.



Booking Terms and Conditions

Pencwm Farmhouse is managed by Lorna Brown who is also the owner of the property.


1. Our Status


The letting arrangements are made directly with ourselves and the contractual relationship with your letting is between us and you.


2. Booking


2.1.1. Bookings can be made by email or by telephone

2.1.2. A booking, whether via email or telephone, must be accompanied by a deposit.

2.1.3. Your booking is complete once you have received confirmation from us in writing (the ’Confirmation of Booking’) and following receipt of your 25% deposit in cleared funds.


3. Deposit


3.1.1. A non-refundable deposit of 25% of the full tariff is payable at the time of booking (the ‘Deposit’). The balance of the tariff must be paid at least 6 weeks before the start date. If your holiday begins less than 6 weeks from the time of booking, the full tariff is payable on booking.

3.1.2. A refundable housekeeping deposit of up to £50 shall be payable at the discretion of the owners (the ‘Refundable Housekeeping Deposit’). The ‘Refundable Housekeeping Deposit’ shall be held until the end of the letting when it will be refunded to you, subject to deductions for any damage to the property caused during the letting.


Once a booking is made, should unforeseen circumstances occur and we are unable to let Pencwm Farmhouse, we will refund in full. Should unforeseen circumstances occur and you are unable to stay as arranged, we will refund in full less £30 admin charges - provided we can re let at the same rate.
